Steady, expert guidance buying and selling in Redmond and Central Oregon

I help crowded-out sellers, tired landlords, downsizers, and buyers move forward with a real plan, not just a sign in the yard.

Why this works

Marketing is the part most agents skip

Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

A tree-lined street in downtown Redmond, Oregon

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Redmond, Bend, Sisters, Terrebonne and the neighborhoods inside them.

The E.P.I.C. framework

How I sell homes in Redmond

Four pillars on every home I take. Not a checklist of things agents are supposed to do, an argument for why your home ends up being the obvious choice on the market.

  1. Equity

Not a CMA. Where you actually stand in the data, the negotiation, and the buyer's mind, said to you honestly before anything is public.

  2. Presentation

Perception creates value, so I control the narrative. Photography, video and copy engineered before anything goes public, for a buyer deciding with their thumb.

  3. Impact

I do not just list your home, I market it. Targeted campaigns that put your home in front of thousands who were not searching yet, instead of hoping the MLS does the work.

  4. Campaign

You do not list a home, you launch it. Pre-launch buzz, a timed calendar, and offer sequencing, because the first week is the week you never get back.

Buying instead? The R.E.A.L. framework

How I help buyers in Central Oregon

Most agents start by showing you houses. I start by getting you ready to win one, because the buyer who gets the good house is almost never the one who saw it first.

  1. Ready

Pre-approved and represented before you tour anything, so you can act the day the right one appears instead of scrambling.

  2. Educated

What your money actually buys here, honestly, before you fall in love with something out of range.

  3. Aligned

Fewer homes, and better ones. I build the search on your real criteria and give you an honest verdict on each one.

  4. Locked

Offer strategy, inspections, financing and closing, run so the ending is boring.

Oregon Seller Property Disclosure: What You Actually Have to Tell Buyers

Oregon requires a written disclosure statement before you sell, and selling 'as is' doesn't erase that duty. Here's what you actually have to tell a buyer, and what you don't.

A Redmond REALTOR® who pairs real marketing with a calm hand

I'm Holli Cobb, that's Holli with an "i", a REALTOR® with REAL Broker, based in Redmond, Oregon and working across Central Oregon. Before real estate, I spent more than 30 years in emergency medicine, first as a paramedic, then as an ER nurse, and I bring that same calm, clear-headed approach to buying and selling homes. I'm also the founder of Redmond Compass, a free community resource connecting residents and newcomers with local businesses, events, and resources across Redmond, Terrebonne, and Crooked River Ranch.

Most agents get licensed after a few weeks of coursework and a test. I did that too, but I also hold an MBA. Your price and your negotiation get treated like the business decisions they are, backed by real data, not a gut feeling. I've also put hundreds of hours and tens of thousands of dollars into advanced digital marketing training, so your listing gets an actual campaign, targeted ads, real content, a real launch plan, most agents in this market simply don't offer that.

I'm also a Community Market Leader, and I've owned rental property myself since my first home in Alabama, hands-on investor experience I bring to every landlord and rental client too.

Who I work with

Most of my sellers fall into one of three situations: watching Redmond's growth and traffic close in and ready for land and quiet, tired of Oregon's landlord rules and ready to sell a rental, or moving closer to family after the kids are grown. I also work buyers, from first-timers to people trading up out of a starter home, and I never treat any of these as a generic transaction.

How I work

For sellers, that means the Seller's Advantage Home Selling System, laid out in full on how I sell your home: an MBA-backed number up front, real photography and a real marketing campaign before the sign goes up, and a weekly read on what's actually happening while your home is live. For buyers, it means getting you ready and educated before we ever tour a home, detailed on how I help you buy a home.

Frequently Asked Questions

What areas do you serve?

Redmond is home base, and I also work all of Central Oregon, including Bend and Sisters.

Do you work with both buyers and sellers?

Yes, though most of my business is sellers. I also work first-time buyers, move-up buyers, and investment buyers.

What makes you different from other Redmond agents?

Real digital marketing behind every listing, not just an MLS entry, combined with more than 30 years in emergency medicine, which means I stay calm and clear-headed when a deal gets stressful.
