Overpaying isn't the same as paying over asking
I'm Holli Cobb, a REALTOR® with REAL Broker in Redmond, and this is a distinction worth making early: overpaying means paying more than a home is actually worth given comparable sales, condition, and location. It doesn't mean paying over the list price. A home can sell for more than asking and still be fairly priced if the list price was set low to invite competition.
Why an automated estimate isn't your answer
Zillow's Zestimate and similar tools can't see the inside of a home, so they can't account for real condition, recent updates, or how a specific location compares to the block next to it. Real pricing comes from actual sold comparables, not active or pending listings, which reflect what sellers are asking, not what buyers actually paid.
What days on market actually tells you
A home that's been sitting isn't automatically overpriced, it could be bad timing, limited marketing exposure, or simply not finding the right buyer yet. And a home that goes under contract fast isn't automatically a great deal, it might just be well-marketed and realistically priced. Neither number tells you the whole story by itself, which is exactly why I look at the sold comps with you rather than reading days-on-market as a verdict on its own.
Why a home can "feel" like a deal or feel overpriced
Presentation shapes perception more than people realize. A home priced correctly by the actual data can still feel overpriced if it's poorly staged, has dated photos, or needs obvious work. And a home can feel like a steal simply because it's well-presented, even at a fair market price. Feelings aren't the same as data, and I'd rather show you the data.
