Realtor vs. Real Estate Agent: What's the Actual Difference?
The short version: a license, plus a membership
I'm Holli Cobb, a REALTOR® with REAL Broker in Redmond, and this distinction is worth understanding before you choose who represents you. Every person who legally helps someone buy or sell a home in Oregon holds a real estate license issued by the Oregon Real Estate Agency. That license is the legal minimum, and it's required no matter what. "Realtor" is a separate, voluntary step on top of that license: it means the licensee has joined the National Association of Realtors and agreed to follow its Code of Ethics. Every Realtor is a licensed agent. Not every licensed agent has taken that extra step.
What the license alone already covers
Don't mistake this for "the license doesn't mean much." It means a lot. To get licensed in Oregon, someone has to complete required pre-license coursework, pass a state exam, and keep up with continuing education to renew. State law already requires honesty, required disclosures about the property, and specific duties depending on who the agent represents in the transaction. None of that depends on whether the person also calls themselves a Realtor. A licensed agent who has not joined the association is still bound by Oregon real estate law, and a violation of that law can cost them their license regardless.
What the Code of Ethics adds on top of the license
The Code of Ethics is where the Realtor designation actually does something different. It lays out specific duties to the client, to other real estate professionals, and to the public, covering things like how a property gets represented, how competing offers get handled, and how disputes between professionals get resolved. It's enforced separately from the state license, through the local Realtor association rather than the state regulator, and a Realtor who violates it can be disciplined or lose that membership even if their underlying license is untouched. It's a second layer of accountability, sitting on top of the legal minimum rather than replacing it.
Does the title actually change how someone works with you
Not automatically, and that's the honest answer. The title isn't a promise of skill, responsiveness, or local knowledge, those vary from person to person whether they're a Realtor or not. What it does mean is that a Realtor has agreed to be held to a written standard beyond the legal minimum, and that a client has somewhere to take a complaint besides the state licensing board if something in that standard gets violated. When you're evaluating who to work with, the title is one data point among several, alongside the things that actually predict a good experience: how well someone knows your specific market, how quickly they respond, and whether they're involved through the whole process rather than just the showings.
What to actually ask when you're choosing who represents you
Ask directly whether the person is a Realtor and, if buying, ask about the buyer agency agreement they'll have you sign before showing you homes, since that's what makes them legally responsible to you in the negotiation. Get in touch if you want to talk through what to look for, starting with how I help you buy a home in Redmond and the surrounding areas.
Frequently Asked Questions
Is a Realtor better than a regular real estate agent?
Not automatically. The title means the person has joined the National Association of Realtors and agreed to its Code of Ethics on top of their state license, which adds a layer of accountability, but it isn't a promise of skill, responsiveness, or local knowledge on its own.
Do I have to work with a Realtor to buy a home in Oregon?
No. Any licensed real estate agent in Oregon can legally represent you. Realtor is a voluntary membership on top of that license, not a separate legal requirement.
What happens if a Realtor violates the Code of Ethics?
They can be disciplined or lose their Realtor membership through the local association, separately from any action the state licensing board might take against their actual license.
Is Realtor a licensed title or a membership?
It's a membership. The license comes from the Oregon Real Estate Agency and is required to practice. Realtor means that licensed agent has also joined the National Association of Realtors.
