What Downsizing Actually Costs in Central Oregon
The assumption I want to correct first
I'm Holli Cobb, a REALTOR® with REAL Broker in Redmond, and here's something most downsizing guides skip: a smaller home does not automatically mean a smaller payment. If you're currently sitting on a low rate from a few years ago, a smaller home at today's rates can end up costing about the same monthly, or even more, depending on how much of your equity you put down.
The three things that actually determine your new payment
What you'll actually pay comes down to three real levers: your new interest rate, how much of your equity you roll into the next home as a down payment, and the price of the home you buy. Change any one of those and the math changes with it. That's why a generic "you'll save X per month" claim isn't something I'm willing to hand you without running your actual numbers.
Selling costs and buying costs are real, and they're not free
Selling your current home comes with real costs, agent commission, closing costs, and typically some prep work before it goes on the market. Buying the next one has its own costs, closing costs, possibly a bit of moving/transition expense. None of these should be a surprise if we plan for them upfront, which is part of why I walk every downsizing client through a real net-proceeds estimate before they list, not after.
What equity actually gives you options for
If you've owned your home a while, downsizing often unlocks real equity, and what you do with it is a genuine decision, not a foregone conclusion. Some clients roll most of it into the next home and go mortgage-free or close to it. Others take a partial cash-out and keep a smaller mortgage intentionally. There's no universally right answer, it depends on what you want your monthly budget and your savings to look like going forward.
