Start with an honest number

The single biggest mistake I see is pricing to win the listing instead of pricing to sell. A number that sounds impressive in a listing presentation but doesn't match the real market gets you weeks of silence, a stale listing, and buyers wondering what's wrong with it. Start with real, recent comparable sales in your specific area, not a citywide average and not an automated online estimate.

Decide what's actually worth fixing

Not everything that could be improved is worth improving before you sell. I'd rather see you spend money on the three things that actually change a buyer's first impression, cleanliness, obvious repairs, curb appeal, than ten things that won't move the number. Big renovations rarely pay for themselves dollar for dollar in a sale; a fresh, honest presentation usually does.

Presentation happens before the sign goes up

Real photography and video, and a written plan for how your home gets introduced to the market, should be ready before anything is public, not thrown together the morning it goes live. Perception creates value: two identical houses do not sell for the same price if one is presented like an afterthought.

Marketing is more than the MLS

Listing your home on the MLS and waiting is the minimum, not a marketing plan. Real digital marketing, video, targeted online advertising, and a plan built around your specific property, is what actually puts your home in front of buyers who weren't already searching for it that day. Ask your agent what they actually run, on what budget, to whom, not just whether it's "maximum exposure."

What to expect once you're live

The first week your home is live is the week it gets the most attention it will ever get. A good agent tracks the real numbers, views, showings, and feedback, every week and adjusts the plan if something isn't working, rather than waiting to see what happens. You should hear from your agent regularly, not just when there's an offer.

When offers come in, the right one isn't always the highest number on paper. Terms, financing strength, and contingencies all affect what you actually walk away with, and a good agent will tell you when the second-best number is the better deal.

Special situations

If you're selling a rental property, Oregon's rent-cap rules can make it look worth less to a buyer than it is unless it's priced and marketed for an investor who understands the real picture. If you're going through a divorce or handling a probate or trust sale, the process benefits from a neutral, patient approach and clear communication with everyone involved. None of these situations should be treated like a standard sale.
