Buying a Rental in Redmond, Oregon From Out of State

Title card for the article: Buying a Rental in Redmond, Oregon From Out of State

Why Redmond comes up for buyers who do not live here

I'm Holli Cobb, a REALTOR® with REAL Broker in Redmond, and a steady share of the investors I work with live somewhere else entirely, another state, sometimes another coast. Redmond often comes up for an out-of-state buyer priced out of a pricier Oregon or West Coast market who wants exposure to the same regional growth at a lower entry point, with Bend's economy twenty minutes away. None of that makes a specific property a good deal, it just explains why the search starts here.

Financing looks different when the lender knows you will not be living there

An investment-property loan for a buyer who will not occupy the home is already underwritten differently than an owner-occupied loan, and distance adds another layer lenders pay attention to: whether you have a real plan for who manages the property day to day. Expect the same larger down payment and cash-reserve requirements any non-owner-occupant buyer sees, and be ready for a lender to ask directly who is handling the property if something comes up at 2 a.m. and you are three time zones away. Get pre-approved as an out-of-state investment purchase specifically, not as a generic pre-approval, before you start writing offers.

Build your local team before you make an offer, not after

You can buy a Redmond rental without ever standing inside it, plenty of out-of-state investors do, but only if the people standing in for you are people you trust. That means a local inspector who will walk you through findings by phone or video, a property manager lined up before closing rather than scrambled together after, and in most cases an agent willing to be your eyes in the room during the walkthrough and at closing. Closing itself does not require you to be physically present, title and escrow companies here routinely close with an out-of-area buyer signing remotely or granting a limited power of attorney, but that needs to be set up with your title company ahead of time, not discovered the week of closing.

Oregon's landlord rules apply the same regardless of where you live

Oregon is a statewide rent-control state, with annual limits on rent increases and specific notice requirements for ending or changing a tenancy, and none of that bends because the owner lives out of state. If anything, distance makes a property manager who already knows these rules more valuable, not less, since you are not the one who can drive over and handle a notice in person. The same goes for habitability repairs and entry notice. Being a long-distance owner is not a loophole around any of it, and treating it as one is the fastest way to end up on the wrong side of a tenant dispute you cannot easily respond to.

Run the numbers with someone who knows this market

A rental works on the math of this property, financed this way, managed by this team, not on a general feeling that Central Oregon is growing or that it is cheaper than where you live now. I can get you real numbers on a specific property, walk it on your behalf, and help you line up a property manager before you are under contract. For the tax and entity side of owning property out of state, that conversation belongs with your CPA before you buy, not after. Get in touch and we will work through what buying here from a distance would actually look like for you.

Frequently Asked Questions

Can I buy a rental property in Redmond, Oregon if I do not live in Oregon?

Yes. Plenty of the investors I work with buy here from another state. It works best when you line up a local property manager, inspector, and agent before you make an offer rather than after.

Do I need to see the property in person before buying it?

It is not required. Many out-of-state buyers close on a video walkthrough plus a trusted local inspector's report, with an agent standing in for them at the in-person walkthrough and at closing.

Does financing work differently for an out-of-state investor?

It carries the same non-owner-occupant requirements, larger down payment and cash reserves, as any investment purchase, and lenders will often ask directly who is managing the property day to day given the distance.

Do Oregon's landlord-tenant rules apply differently if I live out of state?

No. Oregon's rent-control limits, notice requirements, and habitability rules apply the same regardless of where the owner lives. A local property manager who knows these rules matters more, not less, when you cannot handle something in person yourself.
