Redmond vs. Bend, Oregon: Which One Actually Fits You

Title card for the article: Redmond vs. Bend, Oregon: Which One Actually Fits You

Twenty minutes, two different towns

I'm Holli Cobb, a REALTOR® with REAL Broker in Redmond, and "should I look in Redmond or Bend" is one of the most common questions I get from relocating buyers. The short version: Bend is bigger, busier, and pricier. Redmond is quieter, more affordable, and about twenty minutes up the road. Neither is objectively better, they fit different priorities.

What you get in Bend

Bend has more restaurants, more nightlife, more established neighborhoods, and a bigger draw for tourism. If being close to that scene day-to-day matters to you, that's worth paying for, and a lot of buyers do. Homes in Bend also tend to be older on average and more competitive to win in a hot market.

What you get in Redmond

Redmond tends to offer newer construction, larger lots, and lower competition for the same budget, along with a genuinely quieter pace. You're still about twenty minutes from Bend's restaurants and events, close enough that many Redmond buyers work in Bend and spend weekends there, but come home to something quieter. What you give up is Bend's density of amenities right outside your door.

How buyers actually decide

Most buyers I work with start by touring Bend, run into the price and the competition, and end up seriously considering Redmond, not as a consolation prize, but because the tradeoff genuinely works for what they want. Others know from the start they want to be in the middle of things and Bend is worth the premium to them. The mistake is assuming one town is simply the "upgrade" version of the other. They're different, not ranked.

If you're weighing the two, get in touch and I'll walk you through real homes in both so you're comparing actual options, not impressions.
